Letting Service: 8% of annual rent achieved
- Market your property as appropriate at the agreed rent. Advertise on our website and UK’s leading property portals.
- Ensuring compliance with Gas, Electrical, furniture safety regulations and EPC. Arranging if required (additional fees).
- In line with The Money Laundering Regulations 2007, as a regulated profession, we are duty bound to carry out due diligence on all of our clients to confirm their identity.
- Erect board outside the property in accordance with the Town & Country Planning Act 1990
- Introduce prospective tenants for the property. All viewings are accompanied by an agent of Salcedo & Company.
- Apply for appropriate references’ via a professional independent reference agency and forward to you for approval (or agree with you in writing in advance the extent of our authority to accept a tenant on your behalf).
- Negotiate the terms of the Tenancy between yourself and the Tenant and ensure that an appropriate Tenancy Agreement and Notices are prepared and signed by or on behalf of the Landlord and Tenant.
- Arrange for the preparation of an independent inventory prior to the commencement of the tenancy, if stated to be required at an additional cost (price dependant on size of property).
- Salcedo & Company will be able to arrange rent guarantee insurance for you at an additional cost should you require (Price varies depending on annual rent agreed)
- Collect and remit initial month’s rent received and provide tenant with methods of future rent payments
- Assisting the landlord to register with appropriate deposit protection scheme.
Letting & Property Management Service: 15%
In providing the Letting and Management Service, in addition to the services outlined in paragraphs 1) to 11) above, Salcedo & Company will:
- Collect the monthly instalments of rent on your behalf and forward net rents to your bank account. Deduct costs of commission and other works.
- Prepare and submit monthly statements to yourself and/or your accountant.
- Make all reasonable endeavours to notify the Local Authority and service companies of a change of occupant
- Salcedo & Company will carry out routine visits upon the property.
- Lodge and progress any insurance claim relating to the property on your behalf and notify landlord of the outcome.
- . Submit deposit to Deposit Protection Scheme.
- Arrange inventory, check in and check out.
- Arrange statutory inspections such as Gas Safe, EPC and electrical installation tests.
- Provide Rent Guarantee and Legal Cover.
- Pursue non-payment of rent.
- Hold keys throughout the tenancy term.
- Ascertain whether the tenancy wishes to renew the let.
- We will be the first point of contact for any tenancy related emergency.
- Commission fees are charged on a monthly basis throughout the duration of the tenancy
- Serving Section 21 notice for possession at the right time.

Tenants
Pre-Tenancy Fees
Holding-Deposit – Once you have located a property, we will require one week’s rent as a holding deposit to secure the property by removing it from the market. This deposit will be deductible from the balance of the security deposit when that is paid. It is only refundable if on our part or the landlords part, the tenancy cannot proceed.
Once satisfactory referencing is completed, these references may be passed to our client so that they can make a decision on granting a tenancy. Before the tenancy can proceed you need to provide us with a photo ID in the form of a passport or EU driving licence.
Security Deposit – A deposit equivalent to Five weeks rent must be paid in cleared funds before you sign the tenancy agreement. Where applicable, Salcedo & Company will secure the deposit monies with a deposit protection scheme on the landlords behalf. All deposit deductions must be agreed in writing by both landlord and tenant upon the termination of the tenancy. The tenancy agreement entered into is between the landlord and the tenant and, therefore, the tenant cannot hold Salcedo & Company liable for any deductions made from the deposit which may fall into dispute.
Fees During Tenancy
If you wish to change or remove any of the named tenants, this will require permission from the Landlord and drawing up of a Deed of Surrender of Tenancy. There will be a charge for this service of £50.
Post Tenancy Fees
Should you wish to terminate your tenancy before the end of the term and you are not exercising a break clause contained in your Tenancy Agreement, you will remain liable for rent until the expiry of a break clause or a new tenancy has begun thus releasing you from your tenancy obligations. In such cases, you will be responsible for the repayment of the pro-rata commission paid in advance by the landlord for the unexpired portion of the tenancy, deposit registration fee (£45), check in and inventory fee and potentially the difference in rent if the new tenancy is agreed at a lower rental value than your tenancy. Salcedo & Company reserves the right to change the schedule of fees and these terms of business upon providing reasonable notice in writing.
Salcedo and Company are Money-Shield Certified. Money-Shield is a Client Money Protection Scheme for Property Agents to protect their clients’ money against the theft or misappropriation of the client money by the Member’s owners.
Salcedo Company is a member of The Property Ombudsman (TPO) scheme and adheres to the TPO Code of Practice for residential Lettings Agents.
